JUDY (Luglio 2016) Fabrizio was the best host ever! He gave us a very warm welcome, was responsive to any question we had, and was like a comfortable old (not actually OLD) friend immediately. The room is very stylish and clean; the house and its location are perfect. Everything you may need is within walking distance. San Marino was wonderful. We would love to visit again soon. WILLIAM ( Agosto 2016) This is by far the best AirBnB location we have ever stayed at. The place is fantastic: straight in San Marino's old town, close to all the sights and the best restaurants, in a beautiful old building refurbished to the highest standard (without losing its original charm). We were treated to a majestic sunset on the terrace of our room, which overlooked San Marino's government building and offered a brilliant view on the Montefeltro hills. Breakfast is sumptuous - fresh croissaints, freshly brewed coffee, everything we could ask was there. The most special element of our stay, however, was host Fabrizio himself: he is a real gem - kind, welcoming and knowledgeable. We felt as we had been family friends, rather than people who just met: Fabrizio treated us like princes without being intrusive, gave us tips about trips in San Marino and the surrounding area and was at hand to help us with anything we needed. We deeply regretted being here for just one night - we would have loved to stay longer (but we'll be back!). Definitely recommend to everyone (and have already spoken highly about the B&B to our family!)

ALEXANDRE (Agosto 2016) San Marino is an extraordinary place. But Fabrizio made it even better. He has transformed a traditional home into an oasis. Modern touches in the bathrooms, classical style throughout, you'll be sure to fall in love with this dwelling centrally located to everything. We were able to book both rooms for our stay. The terrace for the upstairs room boasts an incredible view. Without a doubt would love to stay again.

La colazione che offre e' deliziosa, quasi un banchetto...un eccellente modo per iniziare bene la giornata. Casa centralissima, storica, restaurata c molto buongusto, tramonto in terrazza indimenticabile, com viste mozzafiato. Pulitissimo. I cagnolini Viola e Rocco dolcissimi e simpatici. Vicinissimo al parcheggio 6 e 7 (5 min a piedi).CONSIGLIATISSIMO.

ANNA ( Agosto 2016 ) Al B&B Balsimelli regna in eleganza d'altri tempi. Tutto è curato nei minimi dettagli sia in camera che in bagno. Nulla è lasciato al caso è tutto è fatto con molto stile. Anche la colazione rispecchia lo stile della casa: la tavola è imbandita con molta classe e attenzione. Fabrizio è un Host davvero premuroso, che sa accogliere e far sentire a casa i suoi ospiti. Noi siamo stati benissimo, Fabrizio è stato disponibile in tutto, è molto cordiale senza mai diventare invadente e questo a mio avviso non è un dettaglio. La posizione del B&B poi è davvero la cigliegina sulla torta.. Definirlo centrale, è ancora poco! Davvero un posto splendido!

WEN DA ( Agosto 2016 ) Fabrizio, our hoster he is friendly and gentle gave me a really wonderful trip in San Marino. He speak in English, show me some place to go but not for all the tourist, good breakfast, living with two lovely dogs.

ROBIN ( Agosto 2016 ) Fabulous host! Beautiful bedroom! Incredible view! This is the best airbnb I've stayed at, it felt like a five start hotel and I wish I could have stayed longer then two nights. I spent an entire day relaxing on the balcony taking in the stunning view, Fabrizzio's complementary breakfast is amazing, and he himself is the superb host, giving me the privacy and space I wanted on my "mini retreat" to San Marino while also being very helpful and accommodating whenever I had questions. Book it now!

AGOSTINO ( settembre 2016 ) 2 giorni a San Marino stupendi! Anche grazie alla accoglienza, cortesia, gentilezza e disponibilità di Fabrizio ( padrone di casa) L'alloggio in centro é comodissimo in tutti i sensi: posteggio vicino, negozi e ristoranti con diverse alternative. Quello che ti impressiona è la cura e la bellezza con cui questa casa è stata arredata e fa sì che ti senta contornato da "belle impressioni", nella stanza mansardata ( tempo permettendo) si godono dei straordinari tramonti, al mattino il buongiorno è seguito da una buonissima colazione presentata in soggiorno con una preparazione eccellente, lo so che non devo convincere nessuno...però la nota di merito va data!

LAURA ( Settembre 2016 ) My stay at B&B Balsimelli12 was fantastic. Unfortunately Fabrizo was not able to meet me because he was away on business but he had his sister-in-law Enrica meet me instead. I had a bit of trouble finding the location of the house and Enrica had to come track me down in the streets! But that was due to my own fault in getting turned around. Enrica didn't speak English very well and I don't speak Italian so there was a slight difficulty in communication but we were able to make it work, even calling her husband to translate for us! (Fabrizo speaks English very well). Enrica couldn't have been kinder and more willing to help and make my stay a good one. She made sure I was all settled into the house and gave me her private phone numbers in case of emergency. In the morning, she came to the house and put together one of the most amazing breakfast spreads I have ever seen with more food than 1 person could possibly eat! The house itself is gorgeous and perfectly located. It has just been renovated recently and is decorated beautifully. It is at the top of Mount Titano in the heart of the historic district. This home is one of the oldest in San Marino and has been in the owners family for generations. Since no one was checking in the next day, I was able to leave my luggage there and even stop back in during the day a few times because it is so centrally located. Enrica recommended I eat at La Fratta, which is owned by her husband Stefano (Fabrizo's brother). Stefano came to greet me at lunch and told me a bit more about the history of the house. Overall, this was a great experience and Enrica and Stefano made me feel very welcome and a part of the community. Oh, and the views from the terrace of the Attic Room are incomparable! Absolutely breathtaking. I would definitely recommend anyone travelling to San Marino to stay here rather than at a hotel!

His communication was timely, comprehensive and very helpful in spite of my close-in booking. The view from the terrace of my room over the countryside and to the sea was exceptional. I thoroughly enjoyed my accommodations and the splendid breakfast Fabrizio prepared. He went out of his way to help me by coming to the P6 parking lot to assist me with parking when the lot was full. I especially enjoyed my conversations with him and found his canine companions, Rocco and Viola to, to be entertaining and friendly housemates. I would love to return to San Marino and to Balsimelli12 for a longer stay in the future. All in all, this was an exceptional Airbnb experience!”

Sono stato ospite del B & B Balsimelli o meglio di Fabrizio, perché è lui che fa la differenza, persona simpatica ed onesta, che mette cura ed amore in quel che fa e questo lo si percepisce subito. Camere arredate con gusto, location eccezionale con meravigliosa vista su San Marino, colazione superlativa, tutto fatto dal padrone di casa. Tornerò sicuramente da lui, perchè ci si sente a casa e perché ci ho lasciato il cuore.

Cristian ( dicembre 2016 ) Siamo stati una notte in questo bellissimo B&B e ci saremmo stati una vita... 
L'ambiente è meravigliosamente curato in ogni minimo particolare dal suo proprietario Fabrizio Raggi. 
Non è il classico B&B, è come trovarsi a casa propria, perché è quello Che ti trasmette appena entri, ma soprattutto quello Che ti fa sentire il gestore.... 
Il salotto è riscaldato da uno stupendo camino e la stanza in mansarda è intima e calda, ha una bellissima finestrona dove si vede un bellissimo panorama stando semplicemente sdraiati sul letto. Uscendo sul terrazzo si vede benissimo un campanile e la torre dello storico municipio.
La colazione è preparata da Fabrizio e curata con attenzione. 
Noi abbiamo una cagnolona e li abbiamo trovato anche la compagnia di due Jack Russell​ Rocco e Viola sono i due coccoloni del B&B. 
Una meta che consiglio a tutti, ambiente TOP e gestito da Meraviglia!!!!

Siamo stati in questa splendida struttura per due giorni, durante il ponte dell'Immacolata, soggiornando nella stanza al primo piano, con terrazza. La casa è bellissima, curata nei dettagli; la camera ancora più bella, con una vista spettacolare sulle alture che circondano San Marino. Il proprietario è una persona affabile e gentilissima, con la quale è piacevole fare due chiacchiere tornando da una passeggiata o al mattino durante la (ricchissima e buonissima colazione). Infine i due simpatici cagnolini rendono ancora più piacevole la permanenza. Consigliato!

• 部屋の内装やテラスからの景色は素晴らしく清潔で朝ごはんも豪華です。一軒家の二階の部屋を借りる感じでかわいい犬とすてきなお兄さんが出迎えてくれます。あの内容でこの料金は安いと思う。

This was a great B&B experience. Fabrizio was an excellent and welcoming host. The B&B is perfectly located in the heart of San Marino City, but on a quiet enough street it's not noisy. Plus, the view from the room's terrace was breathtaking. Highly recommended.

• The owner Fabrizio is amazing! He's very welcoming, has a lot of recommendations on what to see and do in San Marino. He sat with us on the beautiful terrace in our room and shared some wine and stories with us. The view from the terrace is phenomenal! The breakfast was the best we had on our entire trip. I would absolutely stay here again and would recommend it to anyone who is going to SM!

All'interno è molto confortevole ed ogni particolare è curato fin nei minimi dettagli. Colazione servita in soggiorno su una tavola elegantemente apparecchiata e piena di dolci delizie. Un incontro davvero piacevole! ”
